REITs Before You Invest, Check Dividend Sources and Portfolio Composition

TL;DR

  • REITs are dividend-focused products, so verify the source and sustainability of dividends first.
  • Check real asset risks step by step, including portfolio composition, lease terms, and vacancy rates.

Step 1: Understand the basic REIT structure

A REIT holds and manages real estate, distributing rental income and disposal gains to investors. There are listed and unlisted REITs, and listed REITs trade like stocks. Dividend policies and payout tendencies differ by REIT, so review the prospectus and articles of incorporation first.

Step 2: Confirm dividend sources and track record

Check whether dividends come from rental income, one-off disposal gains, interest savings, or other sources. Historical dividends are a reference, but past performance does not guarantee future results. To assess dividend stability, examine the payout ratio (dividends relative to income) and whether one-off gains are included.

Step 3: Inspect portfolio and tenant composition

  • Allocation by asset type (office, retail, logistics, residential, etc.)
  • Major tenants' industries, credit quality, and remaining lease terms
  • Geographic and sector concentration, and vacancy rate trends

Confirm whether assets and tenants are diversified, and that the REIT is not overly concentrated in a single sector or region.

Step 4: Check financial health and leverage risk

Review debt ratios, interest burden, and maturity profile. In a rising rate environment, borrowing costs can increase and reduce distribution capacity. Examine financial statements, audit reports, and liquidity plans to see if the REIT can handle temporary cash flow stress.

Step 5: Verify liquidity, trading costs, premium and discount

Listed REITs may have low liquidity, which can widen spreads and increase trading costs. Check market cap, average daily volume, and premium or discount to NAV to understand market valuation.

Step 6: Confirm taxes and fees

Dividend taxation, withholding, and listing or IPO related costs affect net returns. Tax rates and deduction limits can change, so verify current rules with your broker or the tax authority.
